Falkensteiner Hotels & Residences (FMTG)
Falkensteiner Hotels & Residences is the hotel-operating brand of FMTG – Falkensteiner Michaeler Tourism Group AG, Walcherstrasse 1A, 1020 Vienna (Austrian Firmenbuch FN 154675p, corporate purpose 'operation and management of hotels'). The group traces back to 1957, when Maria and Josef Falkensteiner opened a guesthouse in the South Tyrolean Pustertal; the present holding structure was formed in 2007 by Erich and Andreas Falkensteiner together with Otmar Michaeler. It remains privately held. Otmar Michaeler is CEO, Agron Berisa is COO and Erich Falkensteiner chairs the supervisory board. As of July 2026 the group operates 28 four- and five-star hotels, 3 apartment and residence complexes and 3 premium campsites. Live properties sit in Austria, Italy, Croatia, the Czech Republic and Slovakia; the group describes itself as active in seven European countries, which counts subsidiaries and projects including Slovenia and Germany. Capacity is roughly 4,500 rooms and about 1,838 employees on average (2,232 including management-contract houses). Reported FY2024 group revenue was €264M on more than two million overnight stays; audited IFRS consolidated revenue for the same year was €211.9M with €60.4M EBITDA. Alongside hotel operations the group runs FMTG Development (project development, real estate) and Michaeler & Partner (tourism consulting, and since 2024 sustainable investment and ESG advisory). The business model is deliberately asset-light: real-estate divestment is described in the annual report as a core component, and about a quarter of project capital is raised from retail investors through FMTG Invest, which has taken in €139.5M from 6,830 investors across 16 rounds since 2017. The entry property audited here is the Falkensteiner Hotel Kronplatz, a five-star active and wellness hotel at Seilbahnstrasse 1c in Reischach/Riscone at 949 m, directly at the Kronplatz/Plan de Corones cable-car valley station. It opened on 17 December 2020, was designed by Matteo Thun as four timber volumes representing the four seasons, and has 97 rooms and suites (194 beds). Facilities include the 1,400 m² Acquapura Summit SPA with a Summit Hamam, bio and panoramic Finnish saunas, private spa suites, a 25 m sports pool, a rooftop pool, an indoor climbing wall running through the building, a fitness studio, the 7Summits restaurant with an open kitchen, a bar, and an Experience Concierge service; one green fee per stay at Golf Club Pustertal and tennis-court rental at Tennis Club Bruneck are included. The hotel is a member of The Leading Hotels of the World. It is operated by RHE S.r.l., Via Isarco 1, Varna/Vahrn (BZ), P.IVA IT02603150216, REA BZ 190845, CIN IT021013A1WA54W8Q4 — a company in which FMTG holds a 33.33% equity-accounted stake, so the property is a joint venture rather than a wholly-owned asset. Originally launched adults-only, it now publishes children's rates and describes itself as a five-star 'for all' house. Commercially the group runs an enterprise stack rather than a regional one. The website, central reservation system and booking engine are Amadeus Hospitality (iHotelier; the site footer reads 'Powered by Amadeus'), with Amadeus Guest Management Solutions carrying a group-wide guest login, tier logic and a loyalty points ledger under the chain code FHG. The Falkensteiner Members Club — four tiers, points earned on stay, category and duration rather than on spend, redeemable across every hotel and residence for experiences including spa treatments, wine tastings, e-bike days, guided activities and paragliding — replaced the previous Spirit Club and Direct Booking Club and migrates their members automatically. A single group-wide gift-voucher shop runs on INCERT at shop.falkensteiner.com. Group operations run on Flexkeeping; the annual report also documents a digital pre-check-in, an AI chatbot in central reservations, contactless pre-booking of spa treatments at the time of hotel booking, a new management information system, a group-wide PMS replacement rolled out across the Austrian estate in 2024 and continuing through 2025–2026, and an explicit programme to consolidate data behind a central interface in order to reduce dependency on individual software vendors. A group-wide CRM covering hotels, camping and FMTG Invest is described as still to be implemented, with requirements being gathered.
