PERGOLA (Pergola Residence · Spazio 46 · Haus Engadein)

PERGOLA is a boutique collection of three self-catering houses in two South Tyrolean locations, run by the Innerhofer family through Pergola OHG, a partnership registered at St.-Kassian-Weg 40 in Algund near Meran (VAT IT02310830217, CIR 021038-00000723, with separate national CIN codes for the Algund and Ritten municipalities). Sixteen lettable units in total, and no restaurant anywhere in the group. Pergola Residence in Algund, at 445 m among vineyards and apple orchards above Meran, was designed by Matteo Thun and completed in 2004. It holds twelve suites and two penthouses — 58 to 110 m², each with a kitchen and a 35 to 40 m² terrace — arranged as stepped terraces clad in larch and local stone. Published entry rates run from €330 for a Superior Suite to €530 for either penthouse. In 2024 the site was extended by Spazio 46, a sculptural building by Thomas Kienzl with interiors by Hannes Peer, containing a single loft for two people at €650 a night plus a sky pool, a panoramic sauna, a relaxation room and a small gym shared with the residence. The third house, Haus Engadein, sits about fifty kilometres away at 1,395 m in a hamlet near Oberinn am Ritten: a hundred-year-old farmhouse and a contemporary barn let as one 150 m² unit for two to six people at €450 a night, with its own sauna, wine cellar, shop and a hectare of forest and meadow. The operating model is unusually unbundled. There is no board and no restaurant. Breakfast is a chargeable delivery of bread and croissants hung on the door; every kitchen has its own coffee machines. The lounge at Pergola Residence carries an honesty bar open day and night, and Haus Engadein has a bar cart with spirits and pre-mixed cocktails. A small Bottega in each location sells cheese, speck, yoghurt, jam, olive oil, pasta and sauces on the same honesty system, open 24 hours. A wine cellar with sixteenth-century vaulting stocks small South Tyrolean growers alongside the house's own wine, labelled 'V'. Massages, Bowen and energetic body treatments, private yoga, Pilates and personal training are bookable in all three houses, as is the house's own line of natural cosmetics produced in Meran. Guests choose each day whether their suite is cleaned fully, partially or not at all. No deposit and no credit card are taken at booking; the reservation is binding on confirmation alone. Karin Innerhofer returned to South Tyrol in 2020 after working in Paris, London and Singapore in other industries, took over management of the Pergola Residence and, with Haus Engadein and the 2024 Spazio 46, developed the three houses into a single collection. Franziska joined in 2025 from restaurant kitchens in Austria, Mallorca, South Tyrol and Australia. Her mother Ruth ran the residence for twenty years before her and still bakes the afternoon cakes; her father Josef initiated the original project with Matteo Thun. The rebrand followed the expansion: the group moved from pergola-residence.it to pergola-experience.it and rebuilt the site from WordPress onto Kirby, keeping the same web developer it has used for years. The technology behind that is deliberately thin. A single vendor, the Meran-built Roomeo channel manager and booking engine, handles distribution; Mailchimp handles the newsletter; Google Analytics, Google Tag Manager and Cookiebot complete the list. The property management system is not externally visible. What the stack does not do is hold the guest: the booking widget is configured to show one property rather than all three, so the houses cannot be browsed or booked as a single inventory; the honesty bar, the Bottega, the wine cellar and the treatment room produce no guest record at all; and the standing invitation for Haus Engadein guests to use the Algund pools, saunas and services free of charge is a benefit that crosses between houses without anything recording that it happened. There is no gift voucher, no member area, no guest app and no repeat-guest scheme, in a house whose own review page carries a guest of eighteen years' standing.
