Hotel Weingut Stroblhof & Rittstein Homes

A four-star-superior wine hotel on a working estate at 516 m in Pigenò, a hamlet of St. Michael in Eppan an der Weinstraße, in the Überetsch wine district south of Bolzano. Thirty-six rooms across the main house and the Landhaus Altfirmian in four categories of roughly 28–45 m², sleeping two to five, sold at €153–183 per person per night with half board included; the Vinum Hotels consortium publishes a from-rate of €179. The house trades from the end of March to the end of November and closes for the winter, as does the Café Restaurant Stroblhof, which keeps its own hours and a Monday rest day. The website and the VAT registry disagree about who owns it. The site footer names 'Hotel Stroblhof GmbH', but VAT IT00743940215 is registered to Stroblhof KG d. Hanni Ausserer Christine & Co. — a limited partnership, not a company with share capital — and the photo credits in the same imprint say 'Stroblhof KG'. The winery is a separate business again, on its own VAT number IT01634600215, registered to Rosmarie Hanni Ausserer as a sole trader, with its own imprint, its own domain and its own email address. Two sets of books, one courtyard. The estate has been in the same family since 1900 and traces back further: the Alt-Firmian residential tower is documented in 1325, Eppan was designated a spa resort in 1872, the first hotel with an outdoor pool in the Überetsch was built here in the 1960s, and Josef Hanni-Ausserer added the region's first indoor pool and two tennis courts in 1972. Rosi and Christine Hanni and Andreas Nicolussi-Leck run it today; their children Anna and Thomas Nicolussi-Leck have both already joined, Anna front of house and Thomas in the vineyard and cellar with his father. The winery is run as a business rather than as a hotel amenity. Six hectares at 380–520 m in Eppan and Kaltern, on limestone with porphyry, planted roughly half red and half white and focused on Burgundy varieties, capped deliberately at a maximum of 42,000 bottles a year. Eight named wines with published first vintages going back to 1848 (Strahler, Pinot Bianco), 1892 (P!geno, Pinot Nero) and 1970 (the R!ttstein Riserva); a top selection, Sepp Hanni, is bottled only in very good years. Andreas Nicolussi-Leck is a figure in the Freie Weinbauern Südtirol, the association of independent South Tyrolean growers, and the estate also carries FIVI. A guided vineyard-and-cellar tour with tasting runs every Monday through the season, capped at eight people and sold as a ticketed event. Six apartments, Rittstein Homes — named after the estate's flagship Pinot Nero Riserva — are announced for 2026 at €165 to €195, each with one to two bedrooms, a full kitchen and a private garden. Apartment guests are offered the hotel's pond, pool, saunas and tennis court, with breakfast, the restaurant, spa treatments, e-bike hire and laundry all bookable as extras, plus a shop of regional products, a Südtirol Guest Pass and a 10% discount at Golf Club Dolomiti. The estate's commercial layer runs on six vendors that do not talk to each other. Two separate TYPO3 sites, both built by Brand Gorillas of Bolzano, sit on the two VAT numbers. Rooms and enquiries go through the HGV's Booking Südtirol widget as accommodation 9797. Offers and the last-minute board are served out of Brandnamic's eHotelier back office. The newsletter runs on Smart Host, a Berlin guest-CRM, at stroblhof.smarthosts.co. Gift vouchers run on ADDITIVE, which the imprint also credits as the online-marketing partner. The weekly winery tour is ticketed through LTS's event system on mysuedtirol.info. And a Shopify wine store at weingut-stroblhof.com stands at 'Opening Soon', still on its build handle. A guest who stays, subscribes, buys a voucher, books a tasting and orders a case of wine leaves five unconnected records across two companies. There is no member area, no guest login and no repeat-guest scheme on either site. One detail shows how young the newer parts still are: the room-level 'Book' links on both the room-price and the apartment-price pages carry placeholder identifiers — roomId=abc123, def321, zui569, jjj888 — which the booking page then ignores completely, and the apartment page reuses three of the hotel's own IDs rather than carrying its own. The Rittstein Homes information page also still reproduces the hotel's 2025 price text and the old €3.00 tourist tax, while the hotel's own page has moved to 2026 and €3.50.
