Familienresort Sonnwies + Borgo Tre

Familienresort Sonnwies is a five-star family-only resort at 1,150 m in Lüsen/Luson, a side valley above Brixen in the Eisacktal, and it trades as Hotel Sonnwies GmbH / Hotel Sonnwies S.r.l. (VAT 02432340210, share capital €40,000, Chamber of Commerce Bolzano). The same company also operates Borgo Tre, a four-suite design retreat above Torri del Benaco on Lake Garda — same VAT, same share capital, same registered family, four separate national accommodation identifiers at the Verona address against three at Lüsen. The house is an unusually complete alpine ecosystem rather than a hotel with a spa. On a 25,000 m² site it runs its own organic mountain farm with more than 30 animals including endangered Pustertaler Sprinzen cattle and Valais blacknose sheep, a 1,200 m² organic culinary garden, a 900 m private ski lift with its own ski school and rental, an ice rink, a 350 m² water world with a 110 m slide park, a 1,000 m² adults-only spa, a 1,000 m² indoor play landscape, a 10,000 m² outdoor play area, a climbing hall, a riding arena with its own ponies, a manufactory workshop and a retail boutique. Around 90 staff, thirteen of them professional childcare, and 320 operating nights a year. The family history is documented on their own site: the Hintereggers bought the centuries-old Sorgenhof at auction in 1983, son Hans took it as his inheritance and rebuilt it from 1986, married Angelika in 1991, opened a 25-room three-star guesthouse in 1998 and a 15-room pension in 1999, specialised on families from 2002, expanded to 35 suites in 2006 and added the Salientes Runcada wellness area in 2010. Four adult children have followed; Anna Hinteregger personally curates the boutique. Filed accounts show turnover rising from €8.40M in 2019 to €9.33M in 2021 with a €2.0M net profit in that year. Very little of the guest relationship is inclusive. Alongside the board-inclusive stay the resort prices spa treatments, à la carte dining from a 650-label wine list, e-bike and ski hire, a Mercedes Vito at €350 a day, private swimming lessons, late checkout at €99, room service at €15 to €160, a dog at €40 a day, and a published menu of family Experiences from €130 to €600 — a cooking class, a private fire-lit tasting dinner, a Defender cabrio tour of the Dolomites, an alpaca walk, a farm birthday and a private family spa. One of those Experiences is a Lake Garda stay at Borgo Tre, offered April to November at 'price on request'. The boutique sells the resort's own certified-organic cosmetics line, Sonnwies Manufaktur products, regional specialities and clothing; its online shop is marked 'coming soon'. Deposits are taken at 30% up to 28 days out, 80% up to six days and 100% inside six, and a cancellation more than 121 days ahead still costs €200. The technology is where the two locations diverge sharply. Lüsen books through Seekda's KUBE engine on booking.sonnwies.com (property code S003978, Datatrans as payment provider, 33 room categories including a 'New: Borgo Tre' filter and a Forest Villa); Torri del Benaco books through Iperbooking on a different domain. Both sites run TYPO3 with consent scripts from the agency Bytes in Motion, and both carry an ADDITIVE newsletter widget — but on two separate tenants, sonnwies-com and borgotre-com, and behind two different Google Tag Manager containers. Gift vouchers at Lüsen are sold through an incert shop at sonnwies.traumgutscheine.com in €500, €1,000 and €2,000 denominations; at Borgo Tre a voucher is a plain form on the website, paid by card or bank transfer and mailed as a PDF. Online deposits at both go through the HOGAST payment widget. Room and offer lists are rendered by mtsonline of Vintl, and guest enquiries run through Re:Guest under the facility code SONN. The resort also operates a members' club: guests collect loyalty points into an account and earn a friendship bonus for referrals that convert. It runs on GuestClub from KunLeiSys of Freilassing, mounted as a login widget on the tenant sonnwies-luesen. Its terms, earn rate, expiry and redemption rules are not published anywhere on the site, the Seekda booking engine carries no reward programme and has voucher redemption switched off, and the club is absent from Borgo Tre altogether. Seven vendors hold a slice of the same guest, and none of them can see another's slice.

Re:Guest is a South Tyrolean hotel CRM and guest-communication platform founded in 2014 in Merano by Michael Mitterhofer, Denis Pellegrini and Stefan Plattner, who had run a tourism marketing agency together since 1999. The product started as an "emotional", web-based alternative to static PDF offers and grew into a full sales-and-marketing suite: guest profiling and segmentation, an omnichannel inbox spanning email, WhatsApp, Instagram/Facebook and a website widget, automated offers and upsell campaigns, newsletter marketing, an AI agent layer branded CR:IS, a BI module, and a web-based guest app covering digital guest directory, F&B/spa/activity ordering and self-checkout. The operating entity ReGuest S.p.A. has been listed on the Vienna Stock Exchange's direct market plus since December 2024 and reported preliminary FY2025 revenue of EUR 6.66m. It is consolidating adjacent hospitality-tech vendors through majority and minority stakes (Zeppelin Hotel Tech, UP Hotel Agency, orderando, Indicate).
