Alpine Luxury SPA Resort Schwarzenstein (Familie Zimmerhofer)

A 4-star-superior alpine wellness and family spa resort at 959 m in Luttach, in the Tauferer Ahrntal, run by the Zimmerhofer family and trading as Otmar Zimmerhofer GmbH / Otmar Zimmerhofer Srl (VAT IT01171330218, REA BZ 104280, share capital €550,000, incorporated 1985, CIN IT021108A1KHZEPMT2). The company filed FY2024 turnover of €21.8M with 152 average employees, which puts it among the larger single-house hotel businesses in the valley. The defining asset is the spa: 7,700 m² across a Sky Spa (adults only, 23 m infinity pool, 8 m hot whirlpool, panorama sauna, sky bar and terrace), a 25 m outdoor sports pool, a family water world with a 21 m family pool, a baby pool and a 60 m illuminated slide, eight saunas with daily infusions, a natural bathing pond used as a plunge pool, and 680 m² of water surface across six pools. Alongside it sits a Beauty Vital Center with 13 treatment cabins, more than 100 published treatments priced from €16 to €344, a Private Spa Suite and cosmetics lines from Team Dr Joseph, Rhea and Mary Cohr. Board is ¾ all-inclusive — breakfast, a midday and afternoon buffet and a multi-course gourmet dinner under head chefs Armin Comploj and Patrick Zimmerhofer — so the spa itself, the pools and the daily activity programme are inside the room rate; what is billed separately is treatments, drinks ordered at table or at the 'the 6th sense' cocktail bar, celebration packages at €40–170, a €35 departure-day Wellness Day and a €65 late check-out. IT IS TWO BUSINESSES, NOT ONE. 350 metres away the same family operates the Luxegg Mountain Lodge, a set of luxury apartments in three categories (ALPE 60 m², CALA 50 m², LUX 100 m² with an infrared cabin) at €209–399 per apartment per night, whose guests use the resort spa free of charge and can take breakfast and dinner in the hotel on request. Luxegg is a separate legal entity — Luxegg GmbH / Luxegg Srl, VAT IT02932350214, REA BZ 217686, incorporated 2016, CIN IT021108B4ZIWS6CMH — and filed FY2024 turnover of €414,244 against a loss of €1.42M, the profile of a recently completed build still carrying its capital costs. THE TWO HOUSES SHARE A TELEPHONE NUMBER, AN E-MAIL ADDRESS AND A SPA, AND ALMOST NOTHING ELSE. They run separate websites built by separate agencies — Brandnamic's TYPO3 platform at the resort, an independent TYPO3 site by Bagasch (Sand in Taufers) at Luxegg — separate Google Tag Manager containers (GTM-KZ2CG2H and GTM-PSSCG2N), separate listings on Booking Südtirol, and no shared guest account, login or profile of any kind. A guest who stays in both is two unrelated records. The family has been in hospitality here since the 1960s, when Josef Zimmerhofer, a carpenter by trade and a co-founder of the Klausberg cable-car company, and his wife Maria built up a small Garni. Their three sons Oskar, Otmar and Paul run the house today, with a third generation already in the kitchen. The building was comprehensively rebuilt in 2022, adding the Sky Spa, the reconceived water world, an Indoor Active Arena, an event sauna and the redesigned cocktail bar. A REPEAT-GUEST SCHEME ALREADY EXISTS AND IS ADMINISTERED BY HAND. Guests who have stayed more than 70 nights receive a 5% VIP discount on accommodation, explicitly 'based on the number of nights up to the last stay'; guests who return within six months, with a minimum of six nights per booking, receive 4% on the second booking; and a 'Freunde- & Stammgästewoche' offers seven nights for six. The published terms state that both discounts are personal, apply per room, are calculated at check-out and deducted from the final bill, and cannot be obtained through an intermediary. A lifetime-nights count per guest therefore exists somewhere in the house, but it is never shown to the guest, never usable before arrival and never spendable on anything except the room rate. Commercially the front end is agency-run: TYPO3 with Brandnamic's bn_package theme and its ehotelier back office, the HGV Booking Südtirol widget as the booking engine, Axepta (BNL / BNP Paribas) for a free-text 'pay an amount against a reservation number' page, Usercentrics for consent, Google Tag Manager and Google Analytics, and Brandnamic's own form platform behind the enquiry and newsletter sign-ups. No customer-relationship system, guest app, member area, digital voucher shop, review widget or upsell tool is visible from outside, and spa treatments — the largest separately-billed product in the house — are bookable only by telephone or e-mail. HolidayCheck is the largest hotel-review and package-travel booking portal in German-speaking Europe, founded in 1999 by students in Konstanz and now operated by HolidayCheck AG in Bottighofen, Switzerland under HolidayCheck Group AG in Munich. It combines a verified-review database with transactional booking, and through HC Touristik ("HolidayCheck Reisen") it also acts as a licensed tour operator selling package holidays as principal; sister brand MietwagenCheck/Driveboo covers rental cars. Hotels interact with it through the free HolidayCheck Business Center (review responses, profile and photo management, benchmarking) plus paid visibility, review widgets and the annual HolidayCheck Award badges. It is majority-owned by Hubert Burda Media, was delisted in 2021, and in July 2026 Burda engaged Raymond James to explore a sale.

Tripadvisor is the world's largest travel guidance platform, built on user-generated reviews (~1 billion reviews across ~8 million hotels, restaurants and attractions) and monetised through hotel metasearch, CPC advertising and two owned marketplaces: Viator for tours and experiences and TheFork for restaurant reservations. Its hotel-facing B2B products — Business Advantage, Sponsored Placements, TripConnect and the Review Express API — sell visibility and review volume back to the properties whose guests generate the content. Since 2011 it has traded on Nasdaq as TRIP; in April 2025 it absorbed its own parent, Liberty TripAdvisor, removing its controlling stockholder. After killing the paid Tripadvisor Plus subscription in 2024, the company relaunched consumer loyalty in August 2025 as Tripadvisor Rewards, a free app-only programme paying 5% back in "Trip Cash".
