Moos / San Giuseppe, Italy
Bad Moos Aqua Spa Resort (Zinnit Destinations by Senfter)
A four-star-superior thermal spa and health resort at the mouth of the Fischleintal at about 1,390 m, at the entrance to the Drei Zinnen / Tre Cime nature park in Sexten in the Hochpustertal. It trades as Sport- e Kurhotel Bad Moos (VAT IT00863180212, REA BZ 92217) and operates three separate accommodation structures under that one company, each with its own CIN registration: the main house with 32 rooms and 30 suites, the Residence with 25 apartments — connected to the main house underground through the spa — and the Dependance Hotel Mühlenhof across the road with 16 double rooms and 2 apartments. 105 keys in total. The company reported FY2024 turnover of EUR 10.8M and employs between 50 and 99 people; the hotel says up to 80 staff work on site. The defining asset is water. The St. Valentin spring has been documented since 1650, with bathing operations evidenced from 1765 and a bath house built around 1800; it is recognised as a mineral water source and analysed at 1,430 mg/l sulphates, 560 mg/l calcium and 1.10 mg/l fluoride at 6.1 °C. The house holds a spa concession — by its own account one of only five hotels in South Tyrol to do so. Dr Erwin Lanzinger, who died in 2015 and had been a long-serving president of the Hochpustertal tourism association, reactivated the historic 'Bauernbadl' in 2005 and had earlier built what the hotel describes as South Tyrol's first sauna landscape in the late 1970s. The 2,500 m² Soma & Anima spa includes an indoor-outdoor pool, a sulphur grotto fed by the spring, an outdoor whirlpool, several saunas, a Kneipp course and a private spa chalet with panoramic sauna. Beyond board the house sells a substantial amount that has nothing to do with a bed: a day spa open to non-residents daily from 10:00 to 19:30 at EUR 85 per person for access and EUR 115 to EUR 195 for its packaged days; a longevity programme with treatments included in a dedicated rate; a medical spa with physiotherapy and health programmes built on the 'Methode Termesana'; an à-la-carte restaurant; seminar and private-celebration space; and ski rental through an external booking system. In winter the resort has direct access to the Rotwand lift and the 115 km Drei Zinnen ski area. Ownership changed in 2022. The resort was taken over by the Senfter family of Innichen and now sits inside their six-property collection, branded Zinnit Destinations by Senfter since 2024 and published by Senfter Holding AG (VAT IT01318840210, REA BZ 113355, share capital EUR 7,020,000). The family traces its business to an 1857 butcher's shop in Innichen, built it into an internationally known meat brand under Franz Senfter from the 1960s, and has since moved into hospitality; Franz Senfter is also president of Sextner Dolomiten AG, the company that runs the local lifts. The other five houses are Hotel Alpenblick in Sexten (42 rooms and suites, 2,500 m² wellness), Zin Senfter Residence in Innichen (24 apartments with a rooftop spa and a delicatessen on site), Zin Park Alpine Suites & Spa in Innichen (adults-only, chlorine-free mineral pool, hot yoga studio), Hotel Brandl in Innichen, and Hotel Sextner Hof, which is closed for a rebuild and is scheduled to reopen in 2027. Commercially each house is run separately. Bad Moos's own site is a classic-ASP build by Internet Service of Ortisei with a Simple Booking engine carrying three distinct hotel IDs — one per structure — alongside a Yanovis enquiry widget, a Guestnet guest portal, an AI chat and voice assistant from aikosmo, and a newsletter widget from Brandnamic. The group site zinnit.com is a Brandnamic TYPO3 build and carries no booking function at all, while the Innichen houses run on SiMedia sites with the Booking Südtirol engine. The group's own published timeline lists the launch of a 'Member Card' in 2025; no such card is visible on any of the six websites.
