A four-star-superior adults-only wellness and design hotel at the entrance to Seis am Schlern, at the foot of the Seiser Alm in the Dolomites UNESCO World Heritage area. It trades as Sensoria Dolomites KG der Oberhofer Lea & Co. (VAT IT00834610214, CIN IT021019A1FUWLELZE) and is run by Lea Oberhofer with her husband Simon Leitner. The house is the rebuilt Genießerhotel Ritterhof, which the Oberhofer family had operated on this site since 1981. Leo and Hanny Oberhofer leased and then in 1994 bought the hotel, expanding it from 15 to 28 rooms in 2000. Lea Oberhofer joined the business in 2015, took over management in 2018 and has led it with Simon Leitner since 2020. The old building was gutted and extended with a new wing to designs by Senoner Tammerle Architekten of Kastelruth (lead architect Paul Senoner), the investment ran into double-digit millions of euros, and the property reopened as Sensoria Dolomites on 15 June 2022, moving from three stars to four-star superior. There are 47 rooms and suites across nine published categories — 30–45 m² rooms in the Essence, Bliss and Grande lines, a dedicated single, and two 125 m² suites with a private spa area, Finnish sauna and terrace deck. The hotel is adults-only from age 14. Published rates run from €221 to €359 per person per night including an All-Day-Inclusive arrangement that covers a market-style breakfast, an afternoon snack, a six-course evening menu, South Tyrolean wines and spirits, minibar and the full spa. Apples and jams served in the house come from the family's own farm in the Vinschgau. The spa is roughly 1,000 m² and won first place for Spa Design at the 2024 Wellness Aphrodite awards, with a further top-three nomination in Beauty & Treatments. It combines a Badehaus with heated indoor and outdoor pools at 32 °C, a Finnish forest experience sauna, bio-sauna, steam bath, three quiet rooms, a fitness room and a treatment menu built on Pharmos Natur, Aromatherapy Associates and Acupoint Meridian Massage. A Day Spa is sold to non-residents at €75–145 depending on day and catering, with treatment packages at €200–280. Restaurant Anima, led by chef Hichame El Mahi, serves a Moroccan-Italian-French-South Tyrolean menu with a 200-label wine list and is explicitly open to external guests. The hotel is an official partner of Golfclub St. Vigil Seis with a 20% greenfee reduction and guaranteed tee times, and runs a contemporary art programme, the Sensoria Art Edition, with the sculptors Aron Demetz and Peter Senoner. It carries the South Tyrol Sustainability Label at Level 3 and a GSTC-referenced certification, and it has attracted unusually heavy international editorial coverage for a house of its size, including the Financial Times, The Times Luxx, Tatler, Vogue, Condé Nast Traveller, GQ, ELLE, Monocle, NZZ and Süddeutsche Zeitung. Digitally the property runs almost entirely on Brandnamic: a TYPO3 site built by the agency, the Brandnamic Voucher App for gift vouchers (backed by Yanovis, paid through HOGAST), the Brandnamic newsletter app, a jobs portal, a campaign microsite, and the Sensoria Friends Club — a points programme on its own subdomain in which guests earn benefit points on stays and on booked extras such as spa treatments and redeem them against value vouchers on a later stay.
