Two hotels run by families called Waldner stand a few minutes apart in Marling / Marlengo, a wine village of about 2,700 people on the terrace above Meran. They are separate companies with separate management, separate technology and separate brands. ROMANTIK HOTEL OBERWIRT is a 4-star-superior house on St. Felixweg, trading as Waldner Oberwirt GmbH (VAT IT01268520218, REA BZ-110675, share capital €117,000, CIN IT021048A1NCFYJF5K). The building is first recorded in 1496 as 'Jakob Wirt' or 'zum oberen Wirt' and appears as 'Oberwürth' around 1600; the Waldner name enters the property register in 1748/49, and the house is now run by Josef 'Sepp' Waldner in the eleventh generation with his daughter Barbara Waldner, publicly named by Romantik Hotels as the designated twelfth. Martha and Franz Waldner converted the village inn into a hotel in the 1950s and 1960s; Josef took over in 1973. It operates seasonally — the published 2026 season runs 19 March to 16 November — across a Haupthaus, a Landhaus, a Rosenbungalow and a garden house, with eleven published room categories at €120–290 per person per night including breakfast (half board €48 extra). The Oberwirt's non-room footprint is unusually dense for a house of its size. The kitchen under Werner Seidner, 35 years in post, is decorated by Gault & Millau and the à-la-carte restaurant is open daily to non-residents. The 'Barbara' wine cellar holds around 500 wines and won the Südtiroler Weinpreis for South Tyrol's best wine list in 2012. AMADEA Spa runs indoor and outdoor pools, saunas and a treatment menu. Beyond the hotel the family operates Weingut Eichenstein at Freiberg above Meran — Josef Waldner planted the first vines in 2002 and completed the winery and vinarium in 2014 — which sells its wine through its own Shopify store and hosts the Chalet Eichenstein with two apartments, Seppelaia and Amantus, an infinity pool and a bio sauna; a Haflinger horse stud founded in 1990 on more than 10 hectares at 1,550 m above the Reschensee, with a stallion station at Schloss Baslan in Tscherms; the Waldner Alm at about 1,150 m on the Marlinger Berg, in family hands since 1906 and walked to every Wednesday; a rosarium of some 2,000 bushes and 50 varieties including an own 'Oberwirt rose'; Oberwirt's Ladele, a shop selling house-made jams, sugos, limoncello and speck, also despatched to Germany, Austria and Italy on orders placed by e-mail or telephone; a seminar room at €80 a half day and €130 a full day; and an original Fiat 500 named Luigi hired out at €80 a half day and €120 a full day. Weekly experiences are separately priced: a vineyard walk and tasting with Josef Waldner at €22, a themed tasting with sommelier Heinrich Prinoth at €22, and the Alm walk with a Tyrolean Marende at €58. The Ansitz Waldner Oberwirt, a three-flower farm guesthouse on Gampenstraße with rooms and apartments named after the estate's wines, is described on its own site as a subsidiary operation of the hotel; guests check in at the hotel reception and it stays open through the winter while the hotel is closed. LA MAIENA MERAN RESORT is a five-star resort on Nörderstraße, trading as Waldner Srl / Waldner GmbH (VAT IT00443320213, REA BZ-82254, share capital €125,000, CIN IT021048A193H3RTPY), with Mathias Waldner as legal representative. The business began in 1964 when Franz Waldner opened the Restaurant Nörder with its Weinstube and dance hall; Marlene and Hans Waldner took it over in 1977 and built it into a hotel; it was renamed La Maiena Meran Resort in 2008 after 'Maiense', an older name for Meran, and reopened in 2024 after a major rebuild. It has 72 rooms and suites across 21 published categories in several buildings including a residence and a lodge wing, and states a team of 72 people. The 2024 works added the Sensa Spa with its own hair salon open on Mondays, a Face & Nail Bar, a private spa suite, three relaxation rooms, the 'Bella Vista' panorama sauna and whirlpool, a 26-metre infinity outdoor pool and an indoor infinity pool. A day spa is sold to non-residents at €35 to €135 depending on package, with 15 per cent off treatments; there are two tennis courts, a gym, yoga and pilates, three chargeable EV points, the Pool Bar Fiorello and the Nörder Bar, which stages live music on Monday evenings and is named after the dance hall that ran on the site from 1964 to 2008. The family also keeps the Flatscherhof, an alm reached on a Tuesday walk led by senior host Hans Waldner. Memberships: Belvita Leading Wellnesshotels Südtirol, Genießerhotels and the Schlummer Atlas listing; Quellenhof Luxury Resorts appears in its partner strip. The two houses share a surname, a village and one software vendor — ADDITIVE, whose gift-voucher and newsletter modules run at both — but they run those modules on two entirely separate accounts, book through two different engines (Iperbooking at the Oberwirt, the HGV Booking Südtirol widget at La Maiena), use different agencies and different content systems, and neither publishes a loyalty programme, a guest login or a member rate.
